Why

America is the wealthiest, most technologically advanced society in history.

And yet the habitat we’ve built is excruciatingly ugly, destructive, and inhuman.

There’s no single reason. A century of regulation making walkable neighborhoods illegal: exclusionary zoning, parking minimums, building codes, fire laws. Capital markets built around the five-year exit instead of the generational hold. An industry that doesn’t think about place at all. No single lever moves it. More touch faucets and drive-throughs won’t fix it.

A more thriving world is possible — but it won’t come from nostalgia, raw technology, or conventional thinking. It will come from fusing time-tested wisdom with modern innovation, and from the people who are actually doing the work. On this podcast, I sit down with them.
